what is transactional financing?
Transactional Financing is a short term loan provided to wholesalers who purchase and quickly re-sell a property the same day. This is often called a "Double Closing".
Transactional Financing is primarily used by investors who:
1. Do not want to keep the property as part of their portfolio.
2. Want to immediately re-sell (flip) property to a new Buyer, at a higher price, simultaneously at closing and walk away with cash.
3. Do not have the funds (or prefer not to use their own money) to close their side of the purchase transaction with the seller.

For the Transactional Financing Program to work, three conditions must be met:
1. End Buyer (C) must bring their funds to closing for the “B to C” transaction.
2. Escrow (Closer/Title Company) is willing to allow “simultaneous” closing where funds from end buyer (C) will be used to pay Seller (A).
3. Deals must have a good profit margin ($20,000+ profit margins are preferred).

2. You (B) must have a valid re-sell contract with new Buyer (C)
3. You (B) must have your earnest money escrowed with Title company
